Are you a property finder or buyer's agent in Barcelona?
More than that. A property finder searches and views properties; L'Agence Barcelona is a complete buyer-side agency: search and negotiation, plus legal checks by our property lawyer, technical assessment by our architect, renovation estimates and support through to the keys, with one dedicated contact.
What does a buyer-side advisory do?
It is hired and paid only by the buyer. Our team searches, views, negotiates and secures the purchase for you, and takes no commission from the seller or the listing agency. We can view any property on the market, including those listed by agencies.
How are your fees calculated?
The Legal Assistance Pack has a fixed price. Complete Assistance is based on the property's price, plus a bonus linked to the savings obtained through negotiation. Full details are on our Services page.
Why so few projects at a time?
We handle two to three projects at most, to be available the day the right property appears, view it quickly and negotiate with full attention. In our areas, the most sought-after properties go fast.
Which neighbourhoods do you cover?
Only the Zona Alta (Sant Gervasi, Galvany, La Bonanova, Tres Torres, Sarrià, Pedralbes), Eixample and Les Corts.
Does the Spanish notary check the property?
No. In Spain the notary does not check the property's legal status, outstanding debts or planning irregularities. The buyer must do these checks before signing, which is why legal assistance matters.
What are the purchase taxes on a resale property in Catalonia?
The main one is the transfer tax (ITP), progressive in 2026: 10% up to €600,000, 11% from €600,000 to €900,000, 12% from €900,000 to €1,500,000 and 13% above, each rate applying to its own bracket. Notary, land registry and administration fees come on top. We calculate the exact amount before any offer.
I live abroad. Can you handle the purchase remotely?
Yes. Pre-viewings, video viewings, signing by power of attorney at the notary if needed, and follow-up at every step. You only travel for the decisive viewings.
How do I buy an apartment in Barcelona as a foreigner?
The main steps are: obtain an NIE, open a Spanish bank account, secure your financing, find the property and negotiate, sign a deposit contract (arras) with a down payment (often around 10% of the price), have the property checked legally and technically, then sign the deed at the notary. We support you at every step.
Which Barcelona neighbourhood is best for an international family?
The Zona Alta (Sant Gervasi, La Bonanova, Tres Torres, Sarrià, Pedralbes) is the most sought-after by families for its calm, green spaces and international schools. Eixample appeals for its neighbourhood life and modernista architecture, Les Corts for newer family apartments with parking.
How long does it take to buy in Barcelona?
The search depends on the market and your criteria. Once the property is found, allow one to three months between signing the arras contract and the deed at the notary.
Do I need an NIE to buy?
Yes, every foreign buyer needs an NIE (foreigner identification number) to sign. We help you obtain it if needed.
